Online Booking Terms & Conditions

Confirmed Bookings
Once the securing deposit is received, the booking is treated as confirmed. Once deposit has been received, the hirer becomes liable for the full balance, which is payable no later than 1 month prior to the commencement date of the stay.

Cancellations and Refunds
Cancelled bookings; if you cancel giving 3 months notice or more your deposit will be returned (minus £5 admin fee). If you cancel giving shorter notice then, unless the accommodation can be re-let, all paid funds will be retained. We highly recommend you take out appropriate holiday insurance that covers unforeseen cancellations.

Good Housekeeping Deposit
The hirer is responsible for the condition of the property and its entire contents during the hire period, fair wear and tear excepted. The hirer will make good any damage or loss and leave the property and contents in a clean and tidy condition. A fully refundable Good Housekeeping Deposit of £100 is required by bank transfer or card payment one month prior to arrival. This will be returned as soon as a check has been completed following your departure. Good Housekeeping Deposits will be returned by a bank transfer or to the card used to make the initial payment.

Arrival Times
Entry on day of arrival is from 4pm, unless alternative times have been pre-arranged. Please let us know what time your first group member will be arriving so we are aware. Please note owners live on site, if arriving late do show consideration regarding noise.

Departure Times
On day of departure occupants are expected to vacate the premises by 10 am, unless alternative times have been pre-arranged.

Things NOT Permitted On Site
We operate a NO SMOKING policy across the site. We also do not allow the use of fireworks or Chinese lanterns or the lighting of random fires. Please note we do not accept bookings for Stag or Hen Parties.

Payments and Deposits
We only take card payments online, bank transfers if booking over the phone. Cash payments in £ sterling by prior notice. Card payments are now taken when the booking invoice is sent to you, not over the phone.

Tariff Inclusions
The tariff includes all bedding, fitted sheets, duvets, tea towels etc, and of course, electric and water charges. Free parking is available on site – large groups arriving individually should get touch prior to arrival.

Responsible Person
Person in charge / booking must be 18 or over. There is to be a responsible person on site and in charge of the group’s actions, especially responsible for preventing damage to the facility.

Dogs on site
We allow dogs on site only if they are kept on a lead and supervised at all times. They can sleep in The Bunkhouse hallway or lounge area but NOT IN THE BEDROOMS OR ON THE SOFAS. There is now a £10 charge per dog per stay. Please let us know you are bringing a dog prior to your arrival.
